PC Urban Properties and Fiera Real Estate start construction next week on a new rental development in the Killarney area of South Vancouver. This will be the first new infusion of rental housing in the area in many years and the largest, with the addition of 141 homes. While there are a few other rental projects in the development permit process in the area, this is the first to start construction in the neighborhood in almost a decade.
The two new buildings, at 2596 – 2656 East 41st Avenue, will provide a range of housing types, including studios, 1,2 & 3 bedroom apartments and three bedroom townhomes, with 35 percent family-oriented (2- to 3-bedroom) homes, including 12, 3-bedroom townhomes.
Centrally located on an arterial transit corridor between the Metrotown and Oakridge, the 1.09 acre development, at East 41st and Wales St, will also offer on-site amenities including a rooftop amenity, gym, children’s play area and ample green space throughout the site.
“We are excited to be part of the City of Vancouver’s innovative Secured Rental Program to fast-track rental housing in Vancouver. This project is an example of how civic policy can help facilitate faster approvals to deliver significant housing,” said Brent Sawchyn, CEO of PC Urban. “We are committed to increasing the supply of purpose-built rental housing in Vancouver and across BC, despite the growing obstacles and market conditions. But the only way to keep up with the delivery of rental housing right now is to recognize we are all in this together.”
“We are thrilled to contribute to Vancouver’s housing supply with this new development in South Vancouver,” said Kathy Black, Head of Real Estate Development. “As we begin construction on this essential project, we are grateful for the strong partnership with PC Urban and the support from the City of Vancouver. Their partnership in keeping these approvals on schedule has been immensely valuable. This project not only adds new homes to the area, but also aligns with our commitment to providing diverse, family-oriented rental options in a central, well-connected location. We look forward to seeing the positive impact this development will have on the community and the city’s broader housing goals.”
Completion is expected in 2026.
